Victorian Terraced Cottage Refubishment In Birmingham

The Brief

As first time buyers, our clients had a fixed budget with which to make their new home their own. The property had been neglected for many years. The brief we were given was to refurbish the property, retaining as many original features as possible whilst also giving a contemporary feel with the convenience of modern low maintenance materials. The bathroom was to be moved upstairs into the third bedroom and the lounge was to have a cottage feel with the addition of a wood burner.

Timeline – As new homeowners, our clients were keen to move in. We were able to complete the full refurbishment from start to finish in 10 weeks.

Utility 

This was the existing downstairs bathroom which was accessed directly from the kitchen. I suggested this room could be converted into a utility room with the addition of a new doorway to give access to the rear garden. The creation of a utility room would give the additional benefit of freeing up more wall space in the main kitchen as the existing back door access could be bricked up.

Kitchen

This was some transformation. Blocking off the rear door resulted in the kitchen being fitted along one side to give a greater feeling of space, yet still allow for plenty of worktop area. This fitted the clients brief for creating spacious, uncluttered and light living within the period building. We researched and located matching original tiles to complete the floor.

The Lounge

With new plaster, painted walls, an open fireplace with a wood burner and oak surround, this room has a lovely cosy cottage feel. This was finished with a natural stone hearth. We also built a wood store in the left hand alcove (which doubles as a TV stand) again with a natural stone base.

Dining Room

We fitted a new bay window manufactured in UPVC and designed in the traditional style. We also had a traditional front door made from maintenance free composite and included a leaded door number at the clients request.

Bathroom

Originally the third bedroom, we removed the ceiling, insulated, added plasterboard and re-plastered. We then had to bring in the new waste pipe from underground to service the new bathroom. Having brought all the plumbing into the new room, we fitted the new suite creating a spacious bathroom with a modern feel.

The Facia

We worked diligently to preserve the original look of the house. All of the windows have been manufactured to give the look of the original sash windows with finials as details. The modern composite construction of the front door provides excellent sound proofing, but retains a very traditional appearance. A tumble paved pathway using some reclaimed blue edgers from the property completes the entrance.

Bedrooms, stairs and landing

As in the rest of the property, these rooms all benefitted from newly boarded and plastered, ceilings, walls and new UPVC windows in a traditional design. Original skirting boards and architraves have been preserved throughout.

Additional Work

Every aspect of the work was carried out by the team. We resolved leaks in the roof, insulated the property, and managed the necessary electrical works, plumbing and underground services. We also agreed on a corrugated roof for the utility for an authentic look.
